Research
We begin our process with a site visit to better understand your brief, lifestyle, design aspirations, and any concepts you may have. We will offer feedback, establish expectations, and outline the deliverables. Afterward, we will provide a fee proposal for the design phase, including details on information, costs, and timelines for the subsequent stages, allowing you to know what to expect.
Design Stage
The process begins with understanding and analyzing the client’s needs, site conditions, budget, and regulatory constraints. we explore form, light, materials, and environmental strategies through Concept plans. Giving the client an idea of the use of their new spaces and how they will live in them.

Here, we connect you with builders and quantity surveyors who can provide you with more precise pricing for your project allowing you to understand the costs involved before proceeding to building consent plans.
BuildING CONSENT PLANS
Building consent plans are detailed technical drawings prepared specifically for regulatory approval before construction begins. Their primary purpose is to demonstrate that a proposed building complies with local building codes, zoning bylaws, fire regulations, accessibility standards, and structural requirements.
Unlike early concept drawings, building consent plans focus on accuracy, compliance, and constructability. They include dimensioned floor plans, elevations, sections, site plans, construction details, structural notes, specifications, and code compliance information. These documents clearly illustrate materials, structural systems, fire separations, egress paths, insulation values, and other performance criteria required by your local council. We coordinate building consent plans serve as the bridge between design intent and legal approval—ensuring the project is safe, code-compliant, and ready to move forward into construction.
cOUNCIL lODGEMENT
Council lodgement in architectural design is the formal process of submitting a project to your local council for statutory review and approval before construction can begin. We compile and submit a coordinated package of documents that may include architectural drawings, site analysis, planning reports, engineering documentation, energy compliance statements, and required application forms. The submission must clearly demonstrate compliance with zoning regulations, building codes, environmental controls, heritage overlays (if applicable), and local planning policies. We liaise directly with council planners, building surveyors, and consultants to respond to queries and negotiate conditions of approval.
